Do you have a western toilet? Shower? Is the bathroom all in one or separated like the west?
Does your building have security? Or are you on your own?
What appliances? How is your kitchen?
Was it furnished or did you have to supply your own?
What gives you the most bang for the buck in the long run? (But I will never rent a place without a real toilet).
I found it's a bit pot luck with apartments in China. I usually go for the smaller, more modern apartment over the larger, often run-down place. I had a great apartment in one of the newer apartment blocks in the city which was a similar size to my university dorm. It had a really modern bathroom, tiny kitchen and no water damage/mold problem as I've found in every other apartment I've lived in here. One thing I've found in every place I've lived in China though is that the paint is constantly falling off the wall in big chunks for no apparent reason. Not a big problem, but still. The neighbours in my first two places were great - never heard a thing - but recently I've been drawing the short straw on the neighbour front. Looking forward to moving out.
In Dongguan we are lucky as there is a huge choice for apartments, 1,500 can get you a decent 2-3 bed place in a older garden but the furniture will be worn and the security poor. Where I live now I pay 2,200 for a 1 bed apartment that is modern and very safe.
I would never rent a place that has a Chinese toilet. The thing that gets me most is that apartments don't have ovens!
My apartment is totally westernized with western toilet, separate shower and oven.
My apartment in Kunming has a western toilet but the flush doesn't work, so I have to pour a bucket of water down it. It is on the sixth floor with no lift. It was pretty much unfurnished, but then I was on a budget.
I would post pictures but.... you guys would most likely kill me out of jealousy.

Do you have an unobstructed view for at least 1km with green areas and river ?
(unobstructed = no structures, the view is of course not visible on high smog days)

Not really, but the inside is nice. King size bed, A/C, free internet, ayi to clean it, no bugs, balcony, security patrolling outside (I don't think they do much though).
Only downside is I'm pretty far from the Centre of town and there isn't any shops of any sort nearby.

In my time in China I've seen many modern apartments with western toilets, nice (but usually small) kitchens and relatively good bathrooms. Right now I live in a 4 bedroom apartment and it's very spacious and has two bathrooms which is useful. We don't my that much compared to other expats and we're very centrally located. If you want a view you need to live on higher floors of buildings which is usually a bit more expensive.

The place i'm in now is actually worse than the one I was in the last time I answered this question. Cockroaches galore, no natural light, a rat came and nibbled my slipper while I was sitting having a cigarette on the balcony two nights ago, each window seems to be five feet from a neighbour's window, our sink floods the hall every time we use it, the only part of it that isn't a complete toilet is the toilet, and we have to flush that with a bucket, I f**king hate the place. Fortunately we're leaving next month. Yey.
Everything's very ordinary, drab and old. Just like all the buildings everywhere.
And there's thousands of new buildings going up all over the place and they look ordinary, drab and old too.
Everything's just so damn drab.
Why can't they design and build something different? Original.
Here at Stalag 17 there is 'appelle' at 7.00 am . but seriously, apart from the close scrutiny from some very sour faced ladies as i go in and out every day and the curfew , any maintainance problems are dealt with in a swift manner. so that gets a thumbs-up from me.
where i am in Qingdao, i have a western somewhat style apartment shared with other tennants. Western toilet, poor lighting, poor hot water , poor electric and internet.
but it is nice compared to some.i am still searching for a private apartment so i can have peace of mind.
no curfew, friendly lanlords(father and son) too friendly and nosey.
but nice people.

I don't like my apartment now. there are many horses galloping around.
My apartrment is fine,quite cute and charming.
That being said, the building is a combination of Berlin-1945 and East Harlem after a flood.
It's still an enormous great big bag of vomitous shit. Thanks for asking.
