Am I liable for the rent for the entire term, or can I just hand in a months notice? If they keep the deposit is that it, I can then be free of the whole thing?
You signed it. Your liable for it. end of story. Yes they will keep all of your deposit. Of course you are free of the whole thing only because they probably won't persue you in court. They will simply rent it to someone else. Why bother with legal costs when they have your money.
Yes they will keep the deposit. That is all. Nothing they can do if you just leave today.
Normally, there isn't any escape clause in tenancy agreements which means you need to fulfill the entire contract period. However, you could give advance notice of early termination to the landlord. Have a nice talk with him and he might understand your situation. You might get back part of the deposit this way. I did it that way and I got back half my deposit once. I usually finish my contract term before moving out. If you live in an area where rents are constantly revised upwards, then the landlord may happily let you go since he can get better returns with the next tenant.
Simple ..
They will keep your a month Deposit that you paid, unless you find someone to rent that house/room , you can get it back.
Generally most landlords will accept your early departure if you can find someone else to take over the remaining duration of the lease agreement. If you can't find someone, a lot of local real estate agents also offer this service (to find a new tenant to take over) but it'll usually cost you 1/2 months' rent as a service fee to the agency.
My first room mate went back to Europe 5 months into a a 12 month contract, she found a new tenant, no problem.
My girlfriend has moved three times before the end of her contract, all times she found new tenants, no problem.
Of course I also know people who simple moved away or went back to their countries without any notice and just left their deposit.
